LANE4 Property Group asked Generator Studio to assist them with a design & feasibility study for a new office building at a high profile, underutilized property.
The scope included the development of a flexible two story floorplate that could accommodate office tenants. The floorplates would have the ability to be subdivided for maximum flexibility.
The immediate neighborhood has single family homes, retail, and multi-family that influence the scale and detailing needed for the building to appropriately respond to its setting. The use of natural stone and exposed timber framing will help create a warm, pedestrian environment. A rooftop garden looks down over the entry and retail shops beyond, creating opportunities for the office tenants to engage the outdoors and the neighborhood.
The use of planters, rooftop gardens, high performance glass, and solar shading devices will contribute to LEED requirements on the exterior. Inside, high recycled content materials, low flow plumbing fixtures, LED lighting on motions sensors, and high efficiency heating / cooling will further contribute to LEED certification.
