Ferguson Properties gained the development rights to a key parcel at the entry to Fort Leavenworth. Room demand is extraordinary given the activities at the Fort, and the ongoing federally-backed expansion to operations. This hotel project kicked off the City of Leavenworth’s technology corridor previously master planned, in addition to addressing the high demands for more local accommodation for the Fort.
Generator Studio was retained to site-adapt Marriott’s new Gen4 Fairfield Inn & Suites for a 90-key hotel with associated parking and landscape. The site had a significant slope to overcome for a prototype and pad development. This was complicated by the need for Best Management Practice for the civil engineering and landscape scope, and limited site access due to the adjacent state highway.
The hotel is prototype except for expanded conference facilities, an expanded work-out room, and a fully custom artwork package. All the non-prototype changes are specific to the anticipated demand and the clientele. It was critical to the owner that the hotel establish a time and place that responded to the rich military history and current activities at the Fort, while providing a modern, convenient place to stay for visitors to the base and the city.
